Housing in Poland

Of course when choosing a suitable location such factors as distance to work, traffic as well as the kind lifestyle you intend to have should be also into consideration. Practically Warsaw is the city that offers the most in terms of services and access to the education and other facilities.

Properties for Rent: Furnishes or unfurnished

Both types of apartments are available although furnishes houses are relatively difficult to be found on the rental market. Unfurnished in practical terms means no appliances and curtains, etc.

It is up to the negotiations between the owner and/or previous tenant over what to do with the furniture left behind. Usually these things are incorporated in the price of the apartment. Any understandings upon these should be put in writing.

The rental contract.

The Lessor’s Obligations:

  • to maintain the premises in order, tidiness and fit stand for intended use
  • to conduct all the necessary repairs of the building, its appliances and flats
  • to conduct all the necessary repairs of the flats, repairs or exchnges of the following installations: water, gas, electricity excluding reception appliances (taps, toillets, sockets, etc.)
  • to conduct the necessary repairs of external doors, windows, heating appliances and elevation

Tenant’s obligations:

  • to answer for the damages and losses which should occur during the term of the contract
  • to undertake personally the maintenance of the housing and to conduct minor repairs listed in relevant bills
  • to provide access to the housing at lessor’s request in order to conduct annual examinations of relevant installations
  • to inform the lessor immediately of any accident or damage occurring in the rented premises
  • not to transform the rented premises without the lessor’s written consent; in the event of violating this the lessor may demand to restore the original condition on the tenant’s departure
  • to allow visits, for sale or rent of the rented premises

Complete list of tenant’s and lessor’s obligations can be found in the texts of relevant regulations. A lot depends of the way the rental contract is worded which may lead to certain changes in the obligations imposed on both sides if they decide so in writing.
