Choosing a neighborhood

An apartment close to the metro, a good supermarket and a good foreign school is going to make you life easier. It is better to live in the center, but if you want to avoid pollution and heat in the summer, it is recommended to live 2 stops from the circle line of the metro.

Areas near train stations are considered as undesirable.

Properties for rent : furnished or unfurnished?

Both types are available : furnished or unfurnished. Russians like their funiture to be dark, heavy, and they have a lot of it.

Living Conditions

Apartment conditions can range from extremely poor to extremely expensive : apartments that have been either custom built or totally renovated to Western standards. With demand outdistancing supply, this imbalance has driven the price of residential space to be among the highest in the world. Prices range from $800/month for a single room with kitchen and bathroom in the suburbs to $15.000/month for a large, newly built or renovated apartment in the center of town.

As you begin looking at apartments, you will notice the poor condition in most appartment entrances and common areas do not usually reflect the current condition, or potential condition, of the apartment. itself

If you have a car, it is recommended to rent a parking lot close to your apartment.

Check list

  • A code to get into your building
  • A concierge checking the newcomers
  • A water filter or water delivery.
  • Converters and adapters. Easy to find in Moscow (Arbat Irish House is supplied)
  • A hot water heater : water is turned off centrally for a month in the summer

The Rental Contract

Conditions

If the tenants are individuals, they will be requested to submit passports and visas.

The lease can be signed between the landlord and the company without any intermediary (but in case of problems, it might be hard to find a solution) or between the landlord, the rental agency and the tenant.

The rental contract

The lease is usually a six page contract with spaces to be filled out with the following particulars :

  • Names and addresses of the parties
  • Effective date
  • Rentals are payable on a monthly or a quarterly basis
  • Lease rent for apartments shall be in rubles equivalent to US dollars, as per the exchange rate set by the Central Bank
  • The lease agreement can be extended according to an additional agreement by both parties
  • The lease rent does not include the tenant’s long distance and international phone calls, which are paid by the tenant during the lease terms
  • Security deposit is in the amount of a monthly rental payment

The landlord should

  • not terminate the agreement before the expiration of the lease unless the tenant infringes on the obligations.
  • pay all utility charges except for long distance calls inside and outside Russia.
  • leave the apartment in good condition, furnished and equipped in accordance with the fulfilled agreement
  • return the security deposit within 5 days after the end of the lease

The tenant should

  • pay his rent, deposit and other changes on time
  • keep the apartment clean and tidy
  • return the apartment as well as furniture and appliances stipulated in the agreement, to the landlord in the same conditions as it was received.

Tenant exercises the right to conduct minor cosmetic renovations of the rented apartment at his discretion and expense.
