Rental prices are intrinsically linked to a number of factors amongst which the ones listed below:

a) Location of accommodation:

There are the local factors such as proximity to facilities, international schools, tram lines or the proximity to undesirable factors, such as busy, noisy roads, the airport, railway lines etc.

In addition to this there are more global factors such as the commune in which the accommodation is situated. Some communes are distinctly more expensive than others for reasons which range from the "chique" aspect through to the presence of attractive green parks and residential areas etc.

b) Types of accommodation:

Apartments, Townhouses, Bel-Etage, Villa

c) Classification of accommodation:

According to Anhyp Bank the Brussels capital communes can be classified in order of the cost of property in the following order:

The City of Brussels and the communes near the city center contain older and in some cases , less pleasant buildings.

Overall the communes in the south and east, which are close to Forest of Soignes could be described as residential, recently built and very well appointed. (Uccle, Watermael-Boitsfort, Auderghem, Woluwé St Pierre and Woluwé St Lambert)

Communes like Anderlecht to the west and Berchem Saint Agathe or Ganshoren in the north-west have retained certain aspects of urban villages, with semi-rural open spaces.

Prices for accomodation

a) Unfurnished apartments:

Accommodation in and around Brussels is mostly rented unfurnished, which includes that there are no light fittings, carpets and curtains.

At the bottom end of the range an apartment will lack a garage and terrace, may not have a fully fitted kitchen, needs to be redecorated and is located in a less attractive area.

The standard range might include some apartments with a garage or an equipped kitchen or a balcony or little terrace.

Within the higher price basket a good quality apartment with garage and / or terrace can be expected which has been redecorated recently and is situated in a nice area.

The „excellent" range includes apartments with spacious rooms, large terraces , modern equipped kitchen and several bathrooms. They are generally well redecorated and have good quality furnishings , stone or wooden floors and are located in an attractive area (good access to the City and the work place and / or shops etc.).

Apartments with 4 or more bedrooms are extremely hard to find and tend to be proportionally more expensive due to lack of supply.

Charges

Monthly fees charged seperately. They cover payments for caretaker , maintenance of garden and elevators, electricity , water , and insurance for the communal parts. Sometimes they also include provisions for private consumption of cold water , hot water or heating. Electricity , cable television and telephone are usually not included.

General rule

The higher the rental price, the higher the charges:

Studio / flat: usually no charges

  • 1 bedroom: 250-350 EUR

b) Furnished apartments:

The market for furnished accommodation is limited in terms of availability. Intense competition between "flathotels" has resulted in some quite attractive deals available for pleasantly furnished accommodation often of a quite high standard compared to standard furnished lets.

Prices for furnished accommodation are 10.000-15.000 BEF/month more expensive than for unfurnished depending on quality, taste, style and age of furnishings provided.

  • Studio / flat: 1.000-1.300 EUR
  • 1 bedroom: 1.400-1.600 EUR
  • 2 bedrooms: 1.600 + EUR

Serviced flats or Flat Hotels of good quality are available but scarce. They are concentrated near the city centre.

  • Studio / 1 bedroom: 1.600-1.800 EUR
  • 2 bedrooms: 1.900-2.300 EUR
  • Larger executive rooms: 2.500 + EUR

c) Houses and villas:

There is no official classification of accommodation for the communes outside of Brussels.

Some communes at the east and northwest of Brussels which are further away from the International Schools and the City Center offer housing which is less geared towards the "International Market" and is therefore 10% to 20 % cheaper than the traditional "expatriate areas" but the offer is limited and commuting times are generally too high to be accepted by the expatriates

The more soughtafter and therefore more expensive communes are situated in the east, south east and south:

Woluwe St. Pierre, Woluwe St. lambert , some parts of Auderghem , Uccle or Watermael-Boitsfort (about 8 km from the city center);

Kraainem , Wezembeek-Oppem, Tervuren, Overijse (east), Waterloo and Rhode-Saint-Genèse, Lasne, Ohain (south) are situated at about 10 – 15 km from the city center.

At the lower end of the price scale a semi-detached house with a small garden can be found but not necessarily with fully fitted kitchen.; bathrooms and kitchens are in general very oldfashioned and the accomodation is not redecorated.

In the mid-range a fully fitted kitchen can be expected, and a good quality living area. Kitchens and bathrooms will not always be new and houses not always redecorated, depending on the area, they will lack double glazed windows.

Within the high class price bracket (good), modern kitchens and bathrooms can be expected. Properties shouls have been redecorated and should be situated in a residential, good quality area. The bigger the property (size of garden and/or size of rooms) the lesser the quality at the same price.

At the top of the range (excellent), houses are fully re-painted, renovated, have a fully fitted kitchen, a nice garden, and a garage. A very nice location can be expected, near schools and/or shopping areas; top quality material is used.

Market conditions

Market conditions do vary depending of course on supply and demand. Many families move during the summer period in between school terms, pushing up prices at that time.Within that period there is more choice but the turnover of accommodation is much quicker, leaving the expatriate with less time for decision making. Househunting should therefore be done with all interested parties being available (eg. Husband and wife).
