a neighborhood
- Places in
the vicinity of Sophia Antipolis
Within a distance under 10 miles/15 kilometers away :
Antibes, Valbonne, Le Cannet, Cannes, Mougins, Mouans Sartoux, Plascassier,
Biot, Le Rouret, Roquefort, Chateauneuf de Grasse, Villeneuve Loubet,
Cagnes.
Within a distance over 15 kilometers/10 miles away :
Saint Laurent du Var, Grasse, La Colle sur Loup, Vence, Nice.
A view on the Mediterranean should not be overrated . A house or an
apartment with a view will obviously cost more and it is bound to be
located in a very busy area, overpopulated during the holiday season,
with subsequent traffic. In addition, facing south means enduring very
high temperatures during the summer months as air conditioning is not
common.
Historical old villages such as the center of Mougins and Biot should
be disregarded as they are packed with tourists in the summertime. They
are closed to traffic. Cars have to be parked in parking lots outside.
In most condominiums or blocks of flats, parking spaces or garages
are thrown in and come included in the rent.

Furnished or Unfurnished ?
The duration of the lease is flexible, with one month notice.
Not an easy option though as one must be aware that landlords are not
prepared to rent out their property for the whole year when they know
they can raise the rent significantly in the peak summer season.

flat : under 3000 FF
two-room
(1 bedroom) : between 3800 and 5000 FF, approximately
three-room
flat (2 bedrooms) : approximately 5000 FF
houses
(with or without a swimming pool) : a minimum of 3 bedrooms : between
10 000 and 22000 FF depending on the quality. The landlord may require
that the maintenance of garden and pool is undertaken by an appropriate
company and he will charge the tenant accordingly.
Unfurnished property
Long-term rental : Three-year lease with three-month notice
or one-month notice if the tenant is required by his company to relocate.

one-room flat : approximately 2500 FF
two-room (1 bedroom) flat : between 3600 FF AND 4500 FF

Warning : kitchens may be either fitted with sink and cupboards
or fully equipped with sink, cupboards and appliances. Fully equipped
kitchens are mostly to be found in modern blocks, less than 5 years
old. In all cases they are rather rare.
Sharing
a house
An option that can be considered, although one must be aware of a number
of obstacles :
Unlike a hotel, a private house has only one master bedroom, with a
bathroom en suite ; other bedrooms are smaller (children bedrooms or
servants quarters) and do not each come with a bathroom.
In the one and only kitchen, lack of space and storage, usually one
refrigerator only and one cooker.
Cleaning and maintenance can be an issue.
Some landlords are reluctant to rent to groups.
